Current Planning

  • 247 & 309 Rainbow Drive – An application for a Rezoning was submitted on February 26, 2024, proposing to rezone 247 & 309 Rainbow Drive from the existing Silverthorne Factory Stores PUD to Town Core Zoning that would allow mixed-use development. The application is under review.
  •  Après Shores Minor Subdivision & SIA Amendment – 740 Blue River Parkway – A proposal to vacate a lot line, amend easements, and dedicate Tract B in the Après Shores Neighborhood was approved at the September 11, 2024 Town Council meeting.
  • Arrowleaf Townhomes – 1301 Adams Avenue – An application for a Disturbance Permit Application to modify the proposed drainage on site, which will impact the wetland buffer setback. The application is under review.
  • L. Arnold Minor Subdivision – 235 Maryland Creek Trail – A proposal to divide Tract A into two smaller tracts, increase the size of Lot 1, and modify the easements within the subdivision received approval at the October 23, 2024 Town Council meeting.
  • North Shores – 776 Blue River Parkway - An application for a Preliminary Site Plan to construct 49 residential condominium units, carports, surface parking, landscaping, and associated infrastructure. The applicant previously applied for a Preliminary Site Plan, which included 776 Blue River Parkway and 800 Blue River Parkway, a Town-owned parcel. The applicant has since revised the site plan to just include 776 Blue River Parkway. The application is under review.
  • Our Lady of Peace – 89 Smith Ranch Road – An application for a Site Plan Modification to build a garage. The application is under review.
  • Silverthorne Recreation Center – 430 Rainbow Drive – An application for a Site Plan Modification to construct a building addition. The application is under review.
  • Summit View – 475 Rainbow Drive – An application for a Preliminary Site Plan to construct 21 residential condominium units, underground parking, landscaping, and pedestrian pathways. The application is under review.
  • Summit View – 475 Rainbow Drive – An application to rezone the property from Riverfront Zoning to PUD. The application is under review.
  • The Retro Station – 795 Blue River Parkway – An application to amend an existing Conditional Use Permit. The current Conditional Use Permit allows for auto detailing on site and the applicant is proposing to expand the use to allow windshield repair on site.
  • Tree Line Rowhomes – 264 Adams Avenue – An application for a Site Plan Modification was submitted on May 31, 2024. The application received approval at the October 23, 2024 Town Council meeting.
  • Wave on the Blue – 700 Blue River Parkway – An application for a Condominium Plat was submitted on October 9, 2024. The application is under review.

Approved By Town Council (construction hasn’t started yet)

  • Après Shores Site Plan Modification – 740 Blue River Parkway – A proposal to add a 5th three-story building containing 14 residential units. A building permit application has been submitted but has not been issued.
  •  Azure Landing – 531 Blue River Parkway – A vacant site with a proposal to build a 3-story, mixed-use building with retail and office spaces and 10 residential units. A building permit application is currently under review.
  • Element Hotel 187 Meraly Way - A new 147-room hotel. A building permit has been received and is under review.
  • Tree Line Rowhomes (Formerly Blue West Rowhomes) – 264 Adams Avenue – A proposal to construct a mixed-use development consisting of commercial space and 16 residential units within two buildings. The previously existing commercial building on site has been demolished. As noted above, a Site Plan Modification application for this project was recently approved.

In Construction

  •  Après Shores – 740 Blue River Parkway – A new multi-family residential development consisting of four three-story buildings containing 60 condominium units. Building permits have been issued for all four buildings. Three buildings have received a Certificate of Occupancy.
  • Arrowleaf Townhomes – 1301 Adams Avenue – A new residential development consisting of 42 residential townhome units. Building permits have been issued for all 7 buildings in the project.
  • Backcountry Family Dental – 840 Blue River Parkway – A new two-story, mixed-use building consisting of dental office, a professional office space, 3 apartment units, 4 storage lockers, and an attached garage. A building permit has been issued and construction has started.
  • Blue River Flats II – 1030, 1034, 1044, and 1050 Blue River Parkway – A new multi-family residential development consisting of 30 residential units in 3, three-story buildings, and one additional garage structure. Building permits for all 4 buildings have been issued.
  • Chase Bank – 165 Stephens Way – Proposal to demolish an existing commercial building and construct a bank with a drive-thru ATM. A demo permit application has been issued for the existing building and retaining wall. A building permit application for the new retaining wall has also been issued. A building permit for the new bank has been received and is under review.
  • Fourth Street North – 435 and 465 Blue River Parkway; 440, 470, and 530 Adams Avenue; and 21 and 47 W 5th Street - A new development consisting of four mixed-use buildings, a small commercial building, a hotel, a parking structure, and a residential workforce housing building. Building permits have been issued for the parking structure and the hotel. Building permits for the multi-family workforce housing building, 2 mixed-use buildings, and the small commercial building are under review.
  • Silverthorne Fire Station 10 – 26300 Blue River Parkway A proposal to construct a new fire station at 26300 Blue River Parkway. Building permits for the primary building and the dumpster enclosure have been issued.
  • Silverthorne Vet Clinic – 301 Brian Court – A proposal to construct a two-story building with a veterinary clinic on the first floor and three residential units for employees on the second floor. The building permit has been issued.
  • Smith Ranch Apartments – 105 Ruby Ranch Road – A proposal to construct 135 workforce rental apartments in three 3-story buildings. Building permits have been issued for all 3 buildings.
  • Trent Park Expansion & Adams Avenue Extension – Tract C, Willowbrook Meadows Subdivision #1 – A proposal to expand Trent Park to the vacant tract on the south side of Willowbrook Road. Building permits for the warming hut and the shade structures have been issued.
  • Wave on the Blue – 700 Blue River Parkway – A new residential development consisting of three townhomes and 18 multi-family residential units. Building permits have been issued for the 3 townhomes and the multi-family building. Certificates of Occupancy have been issued for all buildings. Construction is complete.
