Smith Ranch Nieghborhood

The Smith Ranch Neighborhood is Silverthorne's newest local neighborhood, featuring a mix of homes of various sizes and price points. Envision tree-lined streets with sidewalks, unique and functional architecture, community interaction and some of the most spectacular views in Summit County!

The final homes are being completed Summer 2023 in the Smith Ranch Neighborhood and all homes have been sold. Community members looking to move to Smith Ranch should keep an eye on resale opportunities.

Smith Ranch PUD

The Smith Ranch Residential Neighborhood was annexed in 2008 and zoned R-6. In 2018, the property was rezoned to Smith Ranch PUD.

Resales of Homes at Smith Ranch

Homeowners at the Smith Ranch Neighborhood are required to notify the Town of Silverthorne in writing in the event that they decide to sell their home. All resales must happen as described in the Silverthorne Housing Guidelines.

Smith Ranch Resale Information for Buyers

All homes in the Smith Ranch Neighborhood have been sold, however, resale opportunities are available from time to time. If you are interested in purchasing a resale home in the Smith Ranch Neighborhood:

Consider working with a qualified real estate agent and/or the Summit Combined Housing Authority (SCHA) to be alerted when resale homes are available in the Smith Ranch Neighborhood.
When you find a property you are interested in purchasing in the Smith Ranch Neighborhood, apply to purchase the home with the SCHA. The SCHA approves and qualifies all buyers purchasing homes in the Smith Ranch Neighborhood.
All resale homes in the Smith Ranch Neighborhood must be listed for 10 days. After the listing period, a lottery will be held if there are multiple qualified offers.
If you are selected to purchase a resale home, you will have three business days to go under contract and put down earnest money.

Smith Ranch Resale Information for Sellers

If you are looking to sell your home in the Smith Ranch Neighborhood, please complete the following steps:

Contact SCHA for resale calculation. If you are including permitted capital improvements, please contact Town of Silverthorne Housing Manager, Lina Lesmes, for approval.
Notify SCHA and Town of Silverthorne of your intent to sell by emailing the SCHA and Town of Silverthorne Housing Manager, Lina Lesmes.
Resale homes must be listed for 10 calendar days.
If there are multiple qualified buyers, a lottery will be held by the SCHA. The timing of the lottery depends on the volume of applications.
The selected buyer will have three business days to go under contract and put down earnest money.

Refinancing Homes at Smith Ranch

Existing Smith Ranch homeowners who wish to refinance should have the Title Company email the Town Clerk regarding Promissory Note and Deed of Trust release and re-issuance.
